Vagabond: What has fundamentally changed in the real estate market?
TVORZI: The geography of investment has changed. Investors no longer want properties that operate only 3-4 months a year. Today, stability, year-round demand, and transparent financial models are crucial. That's why destinations with a 365-day season - like Bali, Zanzibar, and Southern Europe - are attracting the most attention.
Vagabond: Who is buying this type of real estate today?
TVORZI: Modern buyers are digital entrepreneurs and business owners seeking a flexible lifestyle. They want to generate income and maintain capital, but they also want a second home. The boundary between investment and lifestyle property is disappearing. A project must simultaneously generate income, maintain liquidity, and be highly attractive for personal use.

Vagabond: Does architecture become a part of the financial model?
TVORZI: Absolutely. Architecture is an investment strategy tool. But today, design alone isn't enough. An effective model requires an alliance: Developer + Architect + Hotel Operator. The operator dictates service standards and operational logic. This directly impacts sales velocity, investor confidence, and long-term profitability.

Vagabond: Could you give an example?
TVORZI: Our projects JUMBA NUNGWI and BAO KIJANI in Zanzibar perfectly illustrate this. We use a "Hotel + Private Villas" hybrid format. It provides centralized management, hotel-level services, and absolute privacy. We use natural materials and open facades for climate control, while layouts are designed for operational efficiency.
Vagabond: Do you apply this model in European projects?
TVORZI: Yes. Bulgaria is becoming a prime destination for premium, year-round lifestyle real estate. EMERALD Residence (Golden Sands, Varna) is a perfect example. We designed it entirely around the hotel-lifestyle concept, featuring an impressive atrium and premium amenities. It combines the comfort of year-round living with high investment potential, bringing international resort standards to the Bulgarian coast.
