Megapark's new functional and interior changes apply the Living Room concept
What is the future of the office? For a year now this is the question that provokes discussions and analysis among business and real estate professionals. Meanwhile, some modern office buildings embraced the current tenants' requirements and started to adapt to the new reality. Aware that office spaces have to provide a functional and safe environment that creates the feel of being at home, Lion's Head used the lockdown to completely transform 2,600 sq.m of shared spaces at Megapark.
While tenants worked from home, Lion's Head completely changed Megapark's common areas' functionalities and design with the idea to provide a different experience to tenants and visitors.
The modern office buildings should constantly adapt to the ongoing changes to remain sustainable in time. We, at Lion's Head, strictly follow and analyse the new requirements and needs of dynamic professionals such as our tenants. This is why we planned and completed a reconstruction of such a scale, creating in the process a new, more holistic type of office experience for the tenants.

Megapark now has dedicated areas for work and retreat with more opportunities for networking. A variety of new services and functionalities allows tenants to concentrate on their business even better, to attract and retain talents more easily and to stimulate their teams' creativity.
This was artfully achieved by VIArchitects. They created an interior design concept that blurs the line between shared and personal space, and turns the working environment into a collaborative, entertaining and cozy place. The new common areas are vibrant and spacious, allowing various possibilities for the tenants to actively interact and share working and social experience.
The transformation follows the spirit of the Living Room concept. It is increasingly popular in contemporary office interior design as it creates a motivating and more productive work environment and a completely new experience for the building's inhabitants.
The other change is the additional services available at Megapark. The large food court was replaced by a modern canteen with delicious home food and an Italian restaurant with a pleasant outdoor terrace. There are as well a new beauty salon, a mini-market, a state-of-art gym with a sauna and a steam bath, a cosy and well stocked café and a patisserie that makes its delicious food on site.
The transformation adds extra value to tenants' experience with three green terraces with a combined area of over 1,300 sq.m. They provide one more opportunity for relaxation, outdoor meetings, and events, allowing tenants to socialise and enjoy open space and fresh air. Additional greenery by the building's entrance, changes in the outdoor parking, more parking spaces and optimised traffic organisation are also planned.
The office building is a living organism that constantly evolves. This is why our idea is to continue changing and offering new services to our tenants over time.
After a long process that involved a team of marketing, branding and design experts, Lion's Head launched Megapark's new logo and brand identity. It is a natural continuation of the common areas' conceptual and functional transformation. The initial goal was to find the balance between the distinctive Megapark's façade and the internal ambiance of the office building.
The new logo consists of three graphic symbols and a signature. Combined, these parts bring a feeling of modernity and direction.
Megapark is a Class A office building on Tsarigradsko Shose Boulevard with 17 floors, 45,000 sq.m of office spaces, 3,000 sq.m of commercial spaces and almost 700 parking lots above and under ground. It is part of Lion's Head’s portfolio of prime office properties with international blue chip tenants in the CEE region. The company is backed by Old Mutual Group, a major South African financial institution, and AG Capital, a leading group of real estate companies in the region.
