Tanya Kosseva-Boshova has over 20 years of executive experience in the commercial real estate market across Southeast Europe. She is the Managing Director of Lion's Head, a real estate investment and asset management platform specializing in prime office and logistics properties across Central and Eastern Europe. The company is part of AG Capital Group.

Tanya is also the Founder and Chairperson of the Board of the Association of Business Building Owners in Bulgaria (ABBO) and a Board Member of the Bulgarian Business Leaders Forum (BBLF). She has completed executive management programs in real estate at Harvard Business School and Saïd Business School, University of Oxford.

Traditionally, women have been associated with managing domestic spaces. What does a "female" management style look like in the management of business properties?

Business properties, just like homes, are ultimately inhabited and used by people. Offices, logistics parks, retail areas – they are not simply physical assets; they are environments where people spend a significant part of their daily lives. To create a truly high-quality environment, you need sensitivity to how people perceive space, comfort, light, services and community.

I believe what is often described as a "female" management style brings a strong sense of empathy, attention to detail and long-term care. It means understanding not only the asset's financial performance, but also the experience of the people inside it. When we design or manage a building, we think about how employees feel in the office, how easily logistics staff can operate in a warehouse, how clients and visitors perceive the space.

For me, good asset management is about balancing discipline and data with intuition and understanding of human behavior, to create sustainable, successful properties.

What should a business property management company in Bulgaria know and do today to be successful?

It must know its clients. Business properties exist to serve their users. Offices, warehouses or retail spaces – each of these must satisfy a specific business or operational need.

In the office segment, our role is to create a high-quality environment for our tenants' employees that enhances productivity and performance. This means offering not just square meters, but a complete ecosystem – good accessibility, amenities, green spaces, services and a sense of community.

In logistics, the focus is on efficiency, flexibility and growth. We must understand our tenants' supply chains, operational requirements and expansion plans. Sustainability, ESG standards and energy efficiency are also essential. A successful company must combine strong financial management, deep market knowledge and genuine partnership with tenants.

We manage Class A logistics parks in strategic locations in Bulgaria: Sofia, Varna, Ruse. Last year we started the construction of our first logistics park in Bucharest, Romania. We are not just landlords, we are partners who support our tenants' operational and business growth.

What are your expectations for the investment in the logistics park in Bucharest?

Romania is a natural next step for Lion's Head. We have already entered the market and will complete the first phase of our Bucharest logistics project in May.

The demand for high-quality logistics space in the region is strong. In Bulgaria, for example, we will construct an additional 20,000 sq m in Varna to meet increasing demand. We see similar positive dynamics in Romania.

We expect the Bucharest project to strengthen our presence in the CEE region and to become a key platform for further expansion.

What do you expect from the logistics and business property market in 2026?

We expect continued growth. The regional economies are developing steadily, and structural factors such as Bulgaria's entry into Schengen and Eurozone create additional stability and attractiveness for investors.

Logistics will continue to benefit from e-commerce expansion and supply chain optimization. In the office sector, the focus will remain on quality – prime assets in good locations with strong amenities and ESG credentials will outperform.

With disciplined investment, strong partnerships and a clear long-term vision, we believe 2026 will offer solid opportunities for both logistics and office properties in the CEE region.
