Atanas Topchiev, Managing Director, on the principles behind the outstanding quality of Atrim-branded buildings

From bespoke office buildings to high-end residential complexes and state-of-the-art industrial facilities, for almost 20 years Atrim has been designing and constructing modern, significant business-to-business projects and buildings that are both aesthetically pleasing and functional. There is only one rule at Atrim, but it is followed by everyone in the team – the company insists on quality construction on time, and on taking full responsibility for everything.
We talked to the company's founder and managing director, Atanas Topchiev, to learn more.

Mr Topchiev, you founded Atrim in 2008. The company specialises in the construction of residential, office and industrial buildings. What are the differences between these building types?
The design and construction of any building is defined by its purpose, location, climatic conditions and the requirements of the investors and end users. For residential buildings, the focus is on aesthetics, energy efficiency and occupant comfort. In offices, the emphasis is on a modern look and the right lighting of internal spaces. Industrial buildings require more functional and durable construction solutions and years of use with minimal maintenance.
Where is the line between functionality and aesthetics in a building's facade?
Finding the balance between functionality and avant-garde aesthetics is key. An innovative facade solution should not only look good, it should also meet the high demands for energy efficiency, noise insulation and climate sustainability. Today's technologies make it possible to combine striking design with intelligent solutions, such as facade systems with enhanced thermal insulation, solar panels, dynamic darkening of windows and ventilated facades. These help to optimise the microclimate inside the building.

The main challenge is to find a balance between environmental requirements, the effectiveness of the building and the economic viability of the investment. Legislation is becoming more stringent, while technology is developing rapidly, which requires constant adaptation. Investors should look for sustainable materials that reduce the carbon footprint, apply energy-saving solutions and provide optimal comfort for the occupants without compromising the overall aesthetics and value of the project.
The Eurphoria residential complex in Burgas is one of your latest projects. What makes it different?
The concept behind the Euphoria complex is to avoid dense, closely connected buildings and instead offer open spaces that promote a connection with nature.
We designed the buildings with the local climate in mind – Burgas' weather is challenging, characterised by high humidity, salty air and strong winds. We chose high quality facades and window systems with high corrosion resistance, excellent thermal insulation properties and durability. In addition, our vision is fully in line with the complex's idea of elegance and modernity.

The Euphoria complex consists of six nine-storey buildings with a total of 292 residential units. Residents will have access to an outdoor fitness and yoga area, and a playground for young children. The buildings boast exceptional design and quality, with high-end materials such as thermally broken aluminium window frames and triple-glazed French windows ensuring maximum natural light in each apartment. For added security and peace of mind, the complex will have controlled access and a video intercom system. The complex is located just a few minutes' walk from major shopping destinations, as well as public transport stops and Arena Burgas.
What about another of your recent projects, Panorama Homes in the village of Belashtitsa, near Plovdiv?
Belashtitsa has become a preferred place to live for many people who value peace and beautiful views just a few kilometres from Plovdiv. An ideal location for families who have established their daily lives in the city but want to enjoy the tranquillity of rural life.
The boutique complex will consist of ten detached houses with a modern and unique design, each with its own garage and breathtaking views of the city. Each house will have a total built area of approximately 330 sq m. The complex will include a Pi Trade sewage treatment plant, a built-in video surveillance system with installed cameras, and will be equipped with a heat pump and underfloor heating. The buildings will have a ventilated facade, ensuring both modern aesthetics and energy efficiency.
This development combines modern living with energy efficiency, offering both comfort and style in an idyllic setting.
