What's the secret to success in the property business?

First and foremost, you have to love what you do – then your approach to everything and everyone changes. You make an effort to understand what your clients want and tailor your approach to their needs and wants. Through hard work, training and years of experience, I am able to provide expert advice and quality service. Troya-M clients enjoy personal attention. We also strive to introduce best practices and trends from countries where the property business is already highly developed. We strive for a new level of service – not one-size-fits-all approach and stereotypes.

What are the benefits to clients of working with a boutique agency?

We have a personal style and approach. We are honest and make the process easier and more accessible. We work with the mindset that we are building long-term relationships with our clients. We listen to them – what they want, what they are afraid of, what they dream of – and we guide them through the whole process of buying or selling. We help them find the property they want and secure the best mortgage. Together with our solicitor, we check the legality of all documents and prepare the transaction in detail at the notary's office.

Often, much of the work involved in closing a deal remains invisible to the client. In a way, that is what professionalism is all about – making things look simpler and easier than they really are.

What are the key trends in the Bulgarian property market in 2025?

The market has been quite active in recent years. Prices have increased significantly, largely due to relatively low interest rates and accessible mortgages.

In 2025, the housing market will go through a period of change, which makes long-term forecasts more difficult. A balance between supply and demand is expected. Buyers will become more cautious, influenced by the uncertainty surrounding Bulgaria's entry into the eurozone.

The number of transactions is unlikely to fall dramatically – significant increases in mortgage rates are not expected, and buyers with good incomes and a real need for housing will remain active. However, prices are likely to come under pressure as a result of the earlier increase in anticipation of the introduction of the euro. The new-build market will continue to be a major driver of transactions, while some sellers in the secondary market may hold back in the hope of higher prices after eurozone entry.

I expect another strong year for property, with a more balanced and stable market that will maintain buyers' confidence and their desire to invest in real estate.

На първо място трябва да обичаш работата си – тогава подходът към всеки и всичко е различен. Стараеш се да вникнеш в желанието на клиентите и да подходиш спрямо тяхните желания и потребности. С упорит труд, обучение и дългогодишен опит съм способна да дам компетентно мнение и качествена  услуга. Клиентите на "Троя-М" получават лично отношение. Затова много от тях се връщат отново при нас – и ни препоръчват на свои приятели и роднини.

Стараем се и да въведем добри практики и тенденции от чужди страни, в които бизнесът с недвижими имоти отдавна е в напреднала фаза. Търсим ново ниво на услугата, а не шаблони и стереотипи.

Какви са преимуществата за клиентите от работата с бутикова компания?

Имаме индивидуален стил и подход. Честни сме и улесняваме процеса, като го правим по-достъпен. Работим с нагласата, че изграждаме дългосрочни отношения с клиентите. С нашия адвокат проверяваме изправността на всички документи и подготвяме сделката при нотариус до най-малкия детайл. Често голяма част от работата по сключването на една сделка остава невидима за клиента. Донякъде в това е професионализмът – да направиш нещата да изглеждат по-прости и лесни, отколкото са.

Кои са ключовите тенденции на имотния пазар в България през 2025 г.?

През последните години пазарът е доста активен. Цените нараснаха осезаемо – до голяма степен заради сравнително ниските лихви и достъпността на ипотеките.

През 2025 г. жилищният пазар ще премине през период на промени, което прави дългосрочните прогнози по-трудни. Очаква се балансиране между търсенето и предлагането. Купувачите ще стават по-предпазливи, повлияни от несигурността около влизането на България в еврозоната.

Броят на сделките няма да намалее драстично – не се очакват значителни повишения на лихвите по ипотечните кредити и купувачите с добри доходи и нужда от жилище ще останат активни. Цените обаче вероятно ще бъдат подложени на натиск заради ръста, предизвикан от очакванията за приемане на еврото. Пазарът на ново строителство ще остане основен двигател за сделките, а някои продавачи на вторичния пазар ще задържат продажбите си в очакване на по-високи цени след влизане в еврозоната.

Очаквам поредна силна година за имотите, с по-добре балансиран и стабилен пазар, който ще запази доверието и желанието на купувачите да влагат в имоти.
