From impressive residential, office and infrastructure projects, and one of Bulgaria's largest solar parks with battery storage facilities, to the restoration of historic buildings and architectural monuments in Sofia, lawyer Stanislava Lazarova-Tochevska's work as a consultant is discreet and often behind the scenes, yet its results speak for themselves. For over 20 years, she has helped investors in real estate, urban planning and construction turn their plans into reality.

Her professional work spans two closely connected areas of expertise through LAND AND LAW LTD., specialising in legal and investment consultancy, and I SOF CONTROL, providing construction supervision, client-side project oversight and project management.

Together, they support investors throughout the development process – from land acquisition and planning procedures to construction and final approval for use. For Lazarova-Tochevska, a building begins long before the first drawing: successful delivery depends on connecting legal, technical and organisational decisions. New technologies help make this complex process clearer, more efficient and more predictable – which is where our conversation begins.

On the cover, you are holding smart glasses, reflecting green architectural lines. What is the message behind this image?

For me, this is neither a fashion statement nor a technological gimmick, but an expression of how I see the future of my profession. I approach new technologies with curiosity, optimism and the belief that they are opening a new chapter in the management of complex investment and construction projects.

In my work, technology helps us see a project not merely as a drawing, contract or construction site, but as an integrated process involving many stakeholders, decisions and risks. BIM models, geodetic surveys and 3D scanning of existing buildings are already part of our work. We are currently using laser scanning on a building renovation project. It captures the building's dimensions and geometry precisely in digital form, providing the basis for accurate drawings and design models. This helps us reduce the risk of omissions, errors and inaccuracies from the outset.

Another client has introduced a world-class project management system into its daily operations. It has made the process far more transparent, efficient and accessible.

Technology saves time and money while avoiding unnecessary detours. More accurate information enables better planning and coordination. BIM models allow us to view different systems and installations simultaneously, including architecture, structural engineering, electrical systems, plumbing, heating, ventilation and air conditioning, and more. This helps us identify conflicts, inconsistencies and the need for changes much earlier.

Smart glasses, digital models and AI language tools make it easier to organise, compare and analyse information, prepare documents and track tasks. Professional judgement remains our responsibility, but we now have more time and energy for on-site decision-making, coordinating specialists, monitoring progress and addressing issues that require experience, accountability and a personal presence on site.

These are key advantages. A building is successful not simply when it looks good, but when it is properly conceived and managed, technically efficient and functional, and meets the real needs of the people who will use it.

Technology allows us to identify risks, understand processes and recognise responsibilities earlier, preventing a deviation from becoming a problem. Sometimes, the most important thing is to realise in time that a decision is not good enough and have the courage to change it.

That is why I see technology not as a trend or a threat, but as a way to identify risks earlier and make better decisions.

As a lawyer, head of consultancy firms working in the investment process, and on-site project manager, what determines the success of a complex project? A sound legal framework, technical oversight, process management, or someone who understands how they fit together?

In a complex investment project, the key lies in the connections between processes. You may have a sound legal framework, an outstanding architect, competent engineers and a strong contractor, but if they do not communicate, the project begins to lose time, direction and value.

A good consultant does more than know the law and guide a project through the administrative process. Their value lies in combining legal, technical, organisational and human judgement to ensure that the client and the project move through each stage in the right order and on schedule.

There are no isolated victories in construction. Every project depends on many specialists. Yet someone must see the bigger picture, ask the right questions at the right time and understand which decisions need to be made in parallel.

I believe the best results come from collaboration between people, technology and everyone involved in the construction and investment process.

As someone who follows investment projects and Sofia's development, can technology change the way we talk about the city, helping us see future projects earlier and more clearly, and approach them with greater responsibility?

For years, I have followed specific investment projects, along with their legislative, planning and administrative frameworks. Technology can certainly help make discussions about the city better informed, more focused and more useful.

For me, the question is not simply whether Sofia will have more residential, administrative or office buildings. It is how this development connects with infrastructure, transport, parks, cleanliness, maintenance, accessibility and genuine public spaces.

Technology can show how a project will affect its surroundings: where better connections are needed, how people will move around, what will happen to green spaces, whether the infrastructure can cope with the additional demand, and how a development can add value to its neighbourhood.

Sofia has enormous natural and urban potential, but urban policy needs to be coordinated across the municipality, central government, infrastructure planning, legislative changes and people's actual needs. When the different stakeholders work towards a common goal, technology can help us identify problems and find solutions faster.

There is an inspiring example of this outside Sofia. I was involved in overseeing the construction of some of Bulgaria's largest solar parks and their associated battery storage facilities. Using technology and exceptionally strong organisation, a Bulgarian company was helping transform the country's energy system. This shows how technology, when applied thoughtfully, professionally and with a clear purpose, can drive progress.

So you are optimistic that Bulgaria can deliver high-quality projects that genuinely improve people's living environment?

Yes. I am optimistic because every day I work with people who create high-quality developments and lasting value.

I am involved in a wide range of projects. Behind every set of drawings lies a genuine ambition: to create not just a building, but a better environment. For me, public benefit is not an empty phrase. It means bringing a valuable building back to life, improving access and order in its surroundings, using energy more intelligently, reducing chaos in the process and leaving behind something more meaningful than square metres.

I also greatly value the people I work with: lawyers, economists, engineers, architects, designers, builders and investors. They bring together an exceptional combination of knowledge and personalities. A degree or specialism alone is not enough. A true professional knows how to work in a team, see a task through to completion and understand the bigger picture.

That is why I am optimistic. I see the tangible work of people who overcome challenges through discussion, checks, adjustments, persistence and patience. When a project begins to take shape, and you know how much thought, effort and responsibility have gone into it, the whole process becomes worthwhile.

You have two daughters and believe in technology. Are you not concerned that AI and new tools will take opportunities away from young people?

Of course I think about my children's future. But I approach it from a sense of responsibility, not fear. I believe technology will not displace people who are curious, adaptable, disciplined and capable of independent thought.

We are experiencing a new industrial revolution. Such changes always come at a cost: professions disappear and entire industries are restructured. But new opportunities emerge, too. We cannot judge these changes as entirely negative.

The most important question is how we will use the time and capacity that technology frees up for personal development and contributing to society. For me, the true measure of progress is not simply how much faster we work, but whether it improves our quality of life and creates more opportunities for people.
