VarnaStay is a Bulgarian company that helps owners make the most of their real estate by letting it short term, while protecting long-term tenants. Founder Simona Georgieva shares more on this exceptional approach towards the market, profits and society.

What is the philosophy behind the concept of VarnaStay?

VarnaStay is a property management business targeting the short-term market in Varna and the region. We offer a complete service that covers all stages of the process from A to Z, with no commitment from the owners. Our strength lies in turning real estate into a working business and making our clients' investments work for them.

What are the biggest challenges you have to overcome?

Our aim is to build a high standard of service that is at the same time based on trust and a personal touch. Despite the world we live in, I sincerely believe that relationships between people continue to be the most valuable. That's why we carefully select not only the properties we add to our portfolio, but also their owners. In a world filled with so much stress and challenges anyway, we do our best to create the most relaxed and friendly atmosphere possible in relationships at all levels – apartment owners, guests, subcontractors and partners. In short, the concept behind VarnaStay is to offer service which balances technology and personal touch.

I sincerely believe in gradual and reasonable business development. In the uncertain times we've been living in over the past few years, it's seemed more important for businesses to survive than to grow at lightning speed.

It is important for me to lay the right foundations for the business I have created from scratch – branding, culture, sustainability. At VarnaStay, we take these things very seriously. We have built up our own know-how at all levels and we are proud of it.

What makes you stand out on the market?

We do not fight the competition and believe that there is a place under the sun for everyone. We do not fight against the circumstances and the surrounding reality as well. Sometimes we face an obstacle, like Covid-19 or a nearby war. Usually in such circumstances there are two points of view – catastrophe or opportunity. In this business, it is extremely important to be adaptable, flexible and up to date. The short-term rental business is perhaps one of the fastest growing right now. It is important to me that our service reaches customers who recognize our concept as the right thing for them. I am truly proud of the relationships we have developed with our current clients and I am grateful for their trust. We also try to ensure that the inquiries we receive for short-term letting are adequately processed in a way that does not affect the housing market in the long term. This is a significant part of our responsible business management policy. In a nutshell, it means directing owners of properties that are more suitable for the long-term market to stay in it, because it is the right thing to do for a number of reasons. Clearly, the interest in short-term rentals is huge, but this should not affect tenants in regard to prices and availability. This is again part of our concept of balance and I truly believe there are more important things in business than revenue, such as being a responsible part of society and constantly keeping an eye on the "big picture" and not just your own part of it.
